Report summary
Poznań’s modern office stock reached 677,500 sq m at the end of 2025. Around 75% of total supply is concentrated in two zones: the City Centre (297,100 sq m, 44%) and the West zone (207,900 sq m, 31%). New supply was limited to 4,900 sq m, delivered through two boutique schemes: Dymka 188 (2,400 sq m) and Bukowska 144 (2,500 sq m). Although modest in volume, this represents an 89% year-on-year increase, still below the 2020–2024 average.
At year-end, 72,900 sq m remained under construction, the highest development volume among Poland’s regional office markets. Approximately 87% of pipeline space is located in the City Centre, including major projects such as AND2 (37,800 sq m) and Nowy Rynek C (25,800 sq m). The remaining pipeline is concentrated in the East zone.
