Report summary

Office stock reached 1.84 million sqm, with very limited new supply (11,900 sq. ft. ) and a moderate area under construction (55,400 sq. ft. ). At the same time, demand rose to record highs 269,500 sq. ft. (+1% y/y), driven mainly by renegotiations (63%), confirming the growing importance of lease flexibility and cost optimization.

The vacancy rate fell to 18.4% (-60 bps y/y), but most of the vacant space remains in older buildings, while modern projects – especially in the center – are almost fully leased. Net absorption amounted to 20,800 sq. ft. (-39% y/y). Rents in A-class offices are at EUR 14.00-18.00/m²/month. (occasionally above EUR 20), with operating costs of PLN 20-30/m²/month.
