Report summary

The stock of modern office space reached 6.73 million sqm, with Krakow, Wroclaw and the Tricity dominating(63% of supply). New supply was very low(-76% y/y), and space under construction fell to approx. 192,000 sq. ft. , well below the 2020-2024 average.

Demand has risen to 521.8 thousand sq. ft. (+6% y/y), concentrated mainly in Krakow, Wroclaw and the Tri-City, with renegotiations prevailing (54%). The vacancy rate rose to 17.7%, and prime rents for Class A offices were EUR 11.50-17.00/m²/month plus maintenance fees of PLN 20-35/m²/month .
