The operator’s new space is currently undergoing fit-out and will ultimately occupy two floors of AFI Office House. It is scheduled to be made available to tenants in July/August 2026. SwitchUp has expanded its tenant mix with a solution that addresses companies’ growing demand for a flexible work environment tailored to individual needs.
Before entering the Polish market, SwitchUp analyzed the potential of the Warsaw market and available locations, focusing on the best office projects capable of attracting clients from Poland and abroad. AFI Office House, located in the Rondo Daszyńskiego area, fit the strategy thanks to its modern standards, strong business environment, and limited supply of new space in that part of the city.

The SwitchUp model is a new offering on the market. It combines the flexibility characteristic of the flex sector—including the option to sign leases as short as three years—with the personalized space and exclusive use typical of traditional office leasing. This solution can benefit both companies operating within AFI Office House and external businesses seeking ready-to-use space in the vicinity of Rondo Daszyńskiego.

During the transaction process, SwitchUp supported the Savills team by representing the tenant and managing the project on an open-book basis. The scope of work included coordinating key project phases, facilitating dialogue between the parties, and developing solutions to ensure a smooth transition from site selection to the operational preparation of the space. Due to the fast-paced nature of the project, the work was divided into packages, which allowed for flexible and efficient implementation of subsequent phases of the investment.

On the Savills side, Piotr Stańko, Associate Director, and Paula Urbanek-Barreto, Senior Project Manager, were also involved in the project. Their involvement included providing support on technical and design aspects, which made it possible to align the client’s business requirements with the schedule for preparing the space for launch.
