XTB needed comprehensive consulting support in assessing the continued use of its current headquarters in the context of dynamic business growth and changes in its work model, the XTB team faced a key decision: relocation or adaptation of the current space? It was crucial to compare the alternatives available on the Warsaw market with the option to remain in the current location, as well as to renegotiate the terms of the lease – including rental rates and contractual provisions – while taking into account the planned rearrangement and future needs of the team. The goal was to develop a solution that ensures stability, flexibility and optimal use of space in the long term.

The course of the project

We started the process with an in-depth baseline analysis (“Stay vs. Go”). The Savills team juxtaposed the current location with alternative options available on the Warsaw market, taking into account not only rent, arrangement costs but, above all, the availability of projects of similar standard and location.

Having recommended staying in the Skyliner building, we proceeded to renegotiate the lease terms. A key element of the process was to secure the flexibility of the contract for the next few years and to work out a budget for upgrading the space. Thanks to a partnership approach and demanding discussions with the building’s owner, we obtained terms that allowed us to bring the office up to XTB’s new standards without changing the address.

Results

Based on sound market analysis and successfully conducted negotiations, XTB made a conscious decision to extend its lease. The company remained in the Skyliner office building for nearly 4,400 sqm of office space, occupying three floors of the building. The renegotiation process also became the starting point for planning the modernization of the office, so that the space fully meets the current and future needs of the organization and supports its further development.
