At the same time, the share of renegotiations increased significantly, accounting for 53% of all lease agreements, reflecting a cautious approach by occupiers towards relocation and expansion. The average size of new lease transactions declined to 600 sq m, indicating continued space optimisation strategies.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At year-end, the vacancy rate stood at 13.9%, corresponding to approximately 94,000 sq m of available office space. The highest availability was recorded in the western part of the city, while the lowest vacancy levels were observed in the northern and southern zones.
